How it works

1. You own the land

You’ll need to own your land (or have a seller willing to subordinate it). If you don’t have land yet, we have a ton of resources to help you find the perfect plot!

2. We use private lending

Skip the banks and all their delays. We connect you with a private lender who funds the build directly and quickly (cost is included in per square foot estimates).

3. You get a flat fee and a live budget

We charge a flat fee. No markups. No profit games. You see and approve every dollar, live, in a shared spreadsheet.

4. Transparent communication

Every payment, bid, and update lives in a shared group text with you, us, and the lender. It’s all out in the open.

5. Build on your terms

We vet and coordinate vendors, you make the decisions. Want to be hands-on? Great. Prefer to stay out of the weeds? That works too.

6. Fully custom design

Bring your floorplan ideas and Pinterest boards—we’ll meet with an architect and build out a fully custom plan. We design until it’s perfect.
